Building a House

Learn-and-Earn Program

Building Homes. Building Skills. Building Futures.

At Epiphany Venture Partners (EVP), we believe in creating opportunities that go beyond temporary support. Our Learn-and-Earn Program empowers residents to gain real-world construction skills while actively renovating the very properties that will become affordable housing for others in need.

This is more than an apprenticeship—it’s a pathway to stability, ownership, and community transformation.

How it Works

Construction Apprenticeship

Residents who choose the Learn-and-Earn track receive hands-on training in:

  • Carpentry and basic construction

  • Property renovation and repair

  • Site safety and maintenance skills

They work side-by-side with skilled supervisors and community contractors to revitalize EVP-owned properties, turning vacant or distressed units into livable homes.

Earn While You Learn

Unlike traditional training programs, Learn-and-Earn participants receive a stipend while completing their apprenticeship. This provides immediate income, builds financial stability, and allows participants to start saving for their future.

Rebuilding the Community

Every property renovated through Learn-and-Earn creates more transitional or affordable housing in Essex County. Participants directly contribute to neighborhood revitalization while taking pride in the work they do for their community.

Pathways to Long-Term Housing

Graduates of the program will have first access to EVP’s renovated units and can choose one of two pathways:

  • Affordable Rentals: Income-based rental options for stable, low-cost housing

  • Purchase-to-Own: Opportunities to work toward eventual homeownership for select units.

This ensures that residents don’t just leave with skills, they leave with a foundation for a permanent home.

The Learn-and-Earn track is available to EVP residents who:

  • Are enrolled in the 12-month transitional housing program.

  • Commit to completing the construction apprenticeship schedule.

  • Are interested in trade careers or long-term housing opportunities.
